We walk the building, review roof access and parapet conditions, check for permit triggers, and coordinate with whoever's managing the property. Quote includes scope, schedule, and access plan.

Heavy-gauge steel or copper systems

Commercial systems use heavier gauges than residential — 24-ga steel and 20oz copper are common. Bigger profiles, more capacity, longer service life.

Box gutters, scupper boxes, oversized K-style

We install built-in box gutters on parapet walls, scupper boxes integrated with the roof drain, and oversized K-style for storefronts and warehouses.

Coordination with roofers and management

Built-in gutters touch the roof system. We coordinate with your roofer on flashing details, with property management on scheduling, and with anyone else who needs to be in the loop.

Initial scope and quote

For straightforward jobs, send photos and existing system details through the online quote form for a written quote within 24 hours, or call us back in 15 minutes during business hours. For larger or multi-building projects, we walk the site with whoever's responsible — owner, property manager, or facilities coordinator — to measure, photograph, identify access requirements, and flag any code or permit triggers.

Spec and proposal

We write a detailed proposal: linear footage, gauge and profile, fabrication plan, install sequence, access requirements, and schedule. No verbal hand-waving — everything is on paper before we start.

Coordinate access and timing

Tenant notice, parking blocks, off-hours work, security clearances — whatever your building requires, we coordinate before the crew shows up.

Fabrication and install

Standard residential profiles are rolled on-site. Custom box gutters and oversized profiles are typically shop-fabricated and delivered in sections. Install sequencing accounts for roof, gutter, and downspout work in the right order.

Final inspection and walkthrough

We walk the finished install with the property representative, run a flow test where access allows, and hand over warranty paperwork and a record of what was installed.

Factors that affect cost

What actually drives the price.

  • Linear footage and run complexity. Commercial linear footage is usually 2–10× residential. Long uninterrupted runs are the cheapest per foot; broken-up runs with parapet transitions and corners cost more.
  • Material gauge and type. Heavier gauges and copper push cost up. Galvanized is the most cost-effective for commercial work; copper for heritage or premium buildings.
  • Roof access requirements. Multi-story access, lift rentals, scaffolding, or roof anchors all change the labor profile. We spell out what we need in the proposal.
  • Parapet wall transitions. Built-in box gutters along parapet walls are more labor-intensive than surface-mounted K-style — flashing detail, interior waterproofing, and integration with the roof system.
  • Integration with existing drainage. Tying into existing storm drains, scuppers, or interior leader pipes adds engineering and coordination time. We do this often but it's not a 'standard' line item.
